Winter Effects and Damage to your Flat Roof

Damaged Flat Roof
Extreme winter weather is common in the PA areas. When managing and maintaining a commercial property, controlling the impact of wild winter weather on your assets can be crucial . Extremely low temperatures can mean snow and ice, which can cause damage on a commercial flat roof. Repairing a roof before the problems get worse is one of the most important steps you can take to protect your building from disaster.
     Extreme temperatures alone aren’t the biggest source of damage to your flat roof. It’s the freeze and thaw cycle that can cause the most damage. When it snows, that snow and winter precipitation can end up accumilating on a flat roof. On a pitched roof, that snow and precipitation will melt and run off the roof.
      However, on a flat roof, when the heat from inside the building melts the accumilation of snow collected on the roof, that water can refreeze and create a frozenpool of water. Meanwhile, the water that melts can seep down through areas of damage, which allows it to penatrate into your building, damage your property.
        The key to helping prevent the damage of the freeze and thaw cycle is performing repairs as soon as they are needed. Even minor damage and cracks can allow water to penatrate in and cause water damage which can add up in costly ceiling repair. However, allowing these problems to gradually worsen makes the repairs extremely costly.
     When you ignore the minor problems, you increase the chances that your roof will need to be replaced.
